Bruce Garner, owner and supervising appraiser of ACV Appraisals, has been providing accurate and timely appraisals since 2002. Bruce is licensed as a Certified Residential Appraiser and FHA certified in both In Idaho and Oregon. Prior to becoming an appraiser, Bruce was an accounting manager for several car dealerships over a 16 year period. In fact, the company's name comes from that dealership experience.

In the car business there are several pricing levels for the inventory of used automobiles: the asking price (sticker price), the acquisition price (what the vehicle was purchased or traded for), and the actual cash value (the price the vehicle would reasonably be expected to sell for). The dealer, sales managers, and sales people were always asking, "What is the ACV of that...?"

Bruce thought that since an appraisal is an opinion of market value, or what a property would reasonably sell for, the term "ACV" or Actual Cash Value seemed appropriate.

ACV Appraisals was started when Bruce saw that appraisals were sometimes taking weeks to be done because the appraiser to come from Boise or Nampa to do the appraisal, causing all concerned to be put into a holding pattern and frustrating the homeowners, home buyers, realtors, and mortgage people alike. Then, when the appraisal was done, there were frequently problems with the report due to the lack of knowledge of the local area on the appraiser's part. We are committed to change that!
